THE DIRT TO DREAMS PROCESS

Black Lab Builder’s holistic approach ensures every detail of your dream home is crafted to perfection. From selecting one of our Signature Models to celebrating the groundbreaking ceremony, we guide you through each phase with precision and care. Our process is designed to be transparent and collaborative, involving you at every step to ensure that your new home is a true translation of your dreams.

EXPLORE OUR HOME PLANS

Black Lab Builders offers 6 Signature Models that are semi-customizable, look at our options and see which plans most align with your family’s needs. We can also accommodate buyer supplied plans and the desire to design from the ground up. Our team will gladly aid you in this decision.

GET TO KNOW YOU CALL

In this call, we will cover a few different areas. First, we identify where you are in the home-building process. Next, we discuss design/plan selection, preliminary budget, and next steps.

PROPOSAL & CONTRACT

With a good understanding of your wants, needs, budget, and preferred design plan we compose a proposal for your build project. Once we receive your approval, we will be ready to sign the contract.

PRECONSTRUCTION

During the 30 to 45-day preconstruction period, we will finalize structural options & prepare for permit submittal. During permit review, we will make personal selections and set a time for an onsite meeting with the project manager.

CONSTRUCTION

Construction begins with a groundbreaking ceremony! From there our team will provide weekly updates on the build and complete a pre-drywall orientation to view our quality construction practices & electrical/ mechanical components. It will be the last time to make changes to the structure of your home.

WELCOME HOME DAY

Once cabinets are installed, the turnover day will be scheduled 45-60 days out. The first walk-through will occur a week before turnover, The Black Lab Builders team will perform a home orientation and create a punch list for any home deficiencies. One week later a second walkthrough will occur to accept the punch list remedies and welcome you into your new home.
